Overview
The project consists of a three-phase building construction program that was completed in 2019. The addition of a new two-story high showroom with full height windows, high-end finishes, and customer amenities will accentuate the customer experience.
The Westside Lexus location was a three-phased construction project that required the construction of an extensive underground stormwater detention system. During construction, the existing dealership was required to be open for business at all times. The existing Volvo building and site were demolished in their entirety. Selective demolition of the existing Westside Lexus service areas and the complete demolition of its showroom was also required.
The project consisted of a four-level cast in place concrete parking garage structure (approximately 350,000 SF), an air-conditioned service shop and office (approximately 118,000 SF), enclosed service drive, two-story showroom, sales and administration (approximately 47,000 SF), parts department (approximately 18,000 SF), and separate car wash structure (approximately 5,700 SF). A new underground storm detention system replaced the existing open detention pond and is located under the parking lot at front of the property.
The project is a Type IB construction for the parking garage and Type IIB construction for the new sales, car wash, and covered service drive. The project was fully sprinklered, with the parking garage having a standpipe fire suppression system. The exterior wall façade consists of a glass curtain wall system, Aluminum Composite panels, stone panels at the brand wall, and texture painted concrete. The building’s heating and air conditioning are provided by rooftop package units located on the employee parking level and over the showroom for efficiency and concealment from the general public.
The security program entails a full-time security guard to be located on-site with security cameras located in selected areas of the fully lighted site. The back of house areas will be fenced in with keypad access and gated entry.
Synopsis
The Westside Lexus is one of the top Lexus dealerships in the United States. Trivium Advisors was engaged to act as the Owners Representative Project Management firm to develop the new facility, as well as the new Northside facility, once the design teams were selected. Trivium assisted the client in selecting specialized consultants to reduce potential change orders. Trivium also aided in the creation of a scoring system RFP process for the selection of the project’s general contractor.
The Westside Lexus, along with the Northside Lexus, are Class A and include private offices, state-of-the-art automotive shops and equipment, and client hospitality amenities. Trivium Advisors solicited feedback from multiple stakeholders throughout the project. Through this, Trivium ensured the gain of end-user buy-in and a successful project outcome. Both before and after construction, Trivium provided value engineering and monthly reporting services to the client’s executive committee.
