The project consists of a new 29 story Class A office building over a 13-level pedestal parking garage to be constructed in the Central Business District of Austin, Texas. The Project provides 345,839 rentable/ 369,357 gross square feet over 16 floors of new office space. The office will also contain 2 loft floors, 8 balconies and 3 roof terraces.
The structural framing system for the office tower and garage consists of cast in place concrete. The exterior wall façade consists of a glass curtain wall with vertical mullion extensions and metal panels. The building’s heating and air conditioning is via a chilled water system by connecting to the City’s district cooling loop and individual floor variable volume air handlers. The building provides a fully integrated building control and automation system incorporating direct digital control, energy management hardware and software, equipment monitoring and control. The security program entails a central station in the lobby, 24-hour on-site courtesy officer, perimeter surveillance cameras and monitored card-key access. The U.S. Green Building Council LEED program will be benchmarked as the framework for design. The project is designed and constructed to a LEED-CS (Core and Shell) “Platinum” rating. Trivium Advisors served as the development manager for the project. The project was fully leased prior to Substantial Completion to Facebook.
