350,000 square foot Class A commercial office in Westchase District of Houston, Texas. It was the first new commercial office development in Houston to include core and shell IP centric data network with a software monitoring and control system.
The client, TIER REIT Inc., selected Trivium Advisors to manage all facets of design and construction for this complex office project. The project required master planning within the existing development guidelines of the office park. This project was the first office project in Houston with a (non-proprietary) high-speed fiber-optic network backbone for use by both tenants and property management staff. The addition of the high-speed network backbone allows for more efficient operations and leasing flexibility in the future for the landlord as the tenant base changes to a more dynamic (shorter-term lease) model.
Trivium Advisors worked with the client to create the investment presentation board package, financial analysis, permitting and site due to diligence coordination, along with a selection of the design and construction team members. Prior to and during construction, Trivium provided value engineering services and monthly reporting services the client’s investment committee.
